The latest house pricing data from Spain’s National Statistics Institute (el Instituto Nacional de Estatadistica) shows a steady increase in property prices. This is despite the economic slump from the global pandemic and shows the stability of the real estate market in Spain that’s been growing since 2012. Within the housing sector construction continues to rise quicker than befor the pandemic in Spain.
The total amount of propereties sold in Spain in 2022 were 646,741 and for the foreigners 94,460 which makes up for 14.6% of the total sold/purchased in Spain.
During the last quarter of the year, home purchases by foreign buyers remained high, although there was a decrease in the percentage of purchases compared to the previous quarter, which had an all time high. Specifically, 14.7% of home purchases were by foreigners, represents a quarterley decrease of 1.21%.
For example only between June and September 2022, foreigners bought 26,728 homes in Spain. (Association of Registrars) which represents 15.92% of the total number of registered sales and purchases and what seems to be new record in this sector.
However, the rapid growth has also raised concerns over the impact of construction on the environment, such as water shortages, erosion, and air pollution. There is also a debate regarding the impact of construction on the local communities and their way of life. Local authorities are responding by implementing stricter regulations and encouraging sustainable development.
